They look for basic concerns like the age, condition and type of key items (roof, furnace, other heat, plumbing, wiring and electrical panel). They are trained to inspect wood stoves and oil tanks. And they know to look for missing hand rails, missing smoke detectors, unrepaired damage and other sources of major claims.
