It depends on the insurer.
Some companies have their agents do the inspections. They look for basic concerns like the age, condition and type of key items (roof, furnace, other heat, plumbing, wiring and electrical panel). They are trained to inspect wood stoves and oil tanks. And they know to look for missing hand rails, missing smoke detectors, unrepaired damage and other sources of major claims.
Other companies contract out to independent firms who have staff with much more training and more sophisticated tools.
