What do Insurance Home Inspectors Look For?

The most common items an insurance home inspection would look at are:

  • Overall age and condition of house
  • Condition of roof
  • Type of plumbing and signs of problems
  • Electrical panel and wiring - is it all up to code?
  • Furnace - how old is it? How is it fueled?
  • Other heat sources - are they safe?
  • Signs of water damage
  • Safety issues (e.g. hand rails on stairs)
  • Smoke detectors
  • Condition of downspouts and eavestroughs

They also double check the valuation of the house in case there was a mistake when the home was first insured or if there have been changes to the home (e.g. an addition)
