Basement Floor Drain

by Angelia

The previous owners put in a basement washroom using the floor drain as the shower drain. The floor is graded towards that drain. A plumber told us we should have a floor drain now that the floor drain is being used for the shower and that our insurance company might not cover us if we have a flood because of this issue. I could find nothing in our home insurance policy booklet about this (and generally found it very difficult to read!). I'm afraid that if I phone the insurance company, they might take away our insurance (until we get it done) or just say we need it - whether we do or not.

Home Insurance and Floor Drain

Hi Angelia
If your insurance company was aware of this issue they would absolutely insist that you fix the issue immediately.

The whole point of insurance is to protect you from unavoidable/unforeseen problems by setting you back to where you were before the claim. It would be possible to argue that a claim due to this drain would be avoidable and therefor you should not be covered. But it really depends on your policy wordings (look at the exclusions under property) and your insurer.

Hope that helps a little.
